What if I already have a mortgage on a house and want to rent to own or buy another one from Living Well Real Estate Investments?

 

This brings about a couple of issues to address in order to determine if you will qualify to rent to own from us. First please remember that with our rent to own program the objective is to get you to a point that you will qualify to buy the home. Therefore the first question is; what are you planning to do with your current home? If the answer is sell it we will require you to sell it first than come back to us. Unless there is a chance you will qualify for a new mortgage while maintaining your existing mortgage. We do have experts on hand who can assist you in determining this. If your answer is to let your current house go to foreclosure and you are already behind on your payments than this will fall into our foreclosure criteria, see faq #3. If you plan to keep your current home and possibly rent it out one of two things will have to be verified. 1 that you have at least 20% equity in your current home or 2 if you do not have at least 20% equity that you have enough income to qualify for a new mortgage to buy a home from Living Well Real Estate Investments while still counting the payment for your existing mortgage into your debt ratio. In some cases additional household income and or co-signers can help with this.
